I recently saw a modular home go up near us, really cool process. I looked up some sites online to research it, but most don’t say too much about price, or they list the price and say all the other things involved are extra. I was just looking to see if anyone has recently purchased a modular home. Also, if you buy raw land, how much does that cost to have it surveyed, sewers, electrical, etc? Whats included and whats not? I know these questions depend on alot, so if its just an estimate thats fine, I just want to know some ballpark #s. We’re trying to put everything on our list for our first home. Thanks!!

Set up cost vary so much. You can find out well and septic costs in your area by talking to people living near your land. I can give you an idea of costs here in MI. Water well drilled and hooked up $3500-$8000 depending on well depth. Septic system $1500-$15000 depending on soil conditions. Electrical hookup $500-$1500. Foundation $2000-$5000 with no basement. The type of soil and foundation requirements vary by location but this gives you an idea.
