rent my home

The trust stipulates that the home is to be sold at my death.
my stepchildren inherit 1/2 and my son 1/2.
can the tenants complete the lease term if i die during the term?
will new buyers have to honor the lease?
what if the tenants have paid 1-2 years rent in advance which is
not uncommon where i rent my home?
please help..especially with regard to last question of rent advance.
