I’d strongly suggest that you turn the management of the property over to a professional property manager. They will handle all aspects of renting out the property, including vetting potential tenants, collecting rents, making repairs, handling evictions (if needed), etc. The first time that a water heater or furnace decides to take a dirt-nap on Christmas Eve (been there, done that!) you’ll be very happy that you had a property manager to handle the scat work for you! The typical 10% that a pro charges is money well spent.
Some jurisdictions may limit rental properties, either as part of deed restrictions, HoA bylaws, or local ordinance. A professional property manager will be aware of these and can also handle any necessary permitting for the owner.
