can the tenants complete the lease term if i die during the term?
will new buyers have to honor the lease?
what if the tenants have paid 1-2 years rent in advance which is
not uncommon where i rent my home?

Most states require that the lease term be honored by the purchaser. I am not sure, however, how long that lease term can be in advance, it may not matter or there may be a cap on it that varies by state. I hate to sound trite, but you will probably want to run that past an attorney.
